Kit Package

Here we describe the various elements which make up the thermohaus® kit package.

Unlike some suppliers we don’t offer multiple kit packages with differing specifications. This is simply too confusing. We offer just one package which is the best we can, for a price which, whilst not necessarily the cheapest, we believe offers best value for money.

Although we anticipate most customers opting for the single skin timber frame external wall construction specified here, it is entirely feasible to add a cavity and an extra external brick, rendered block, stone, etc. skin around this timber frame skin.

Similarly, although our preference is for either a horizontal larch lap board or render finish to the timber frame skin, other finishes such as larch horizontal shiplap, vertical channelled / board on board cladding, western red cedar horizontal shiplap and vertical channelled cladding, tile/slate hanging and profiled metal sheeting are acceptable alternatives.

Some alternative external finishes will necessitate modifications to the roof line at the eaves and up the verges, so it is important that the external finishes are determined and fixed early in the design process.

It should be noted we recommend a solid ground floor (to be constructed by others) but can supply a suspended ground floor for situations where a ‘light touch’ foundation is required:

Recommended Solid Ground Floor

(U-value 0.09 W/m2K)

To be structurally designed/certified and constructed by others.

125 mm Concrete ground floor slab with mesh reinforcement and power float finish, laid on 200 mm PIR slab insulation, on 300 mu polythene damp proof membrane (turned up at perimeter and lapped with damp proof course), on 25 mm sand blinding, on minimum 150 mm crushed stone hardcore. 50 mm PIR slab insulation to perimeter, to link with similar insulation to inside of timber frame walls above.

Optional Suspended Ground Floor

(U-value 0.10 W/m2K)

(Optional for situations where ‘light touch’ foundations are required – recommend no services in either floor or sub-floor space)

38 x 145 mm Wall plate, 150 mm plastic damp proof course and M8 x 100 mm anchor fixings.

63 x 300 mm JJI floor joists @ 600 mm c/cs (clear span) and proprietary fixing clips, together with 38 x 300 mm perimeter beams and blocking pieces.

12 mm OSB boarding and silicone to seal joints, for underside of joists.

300 mm (2 x 150 mm) Mineral wool insulation quilt, for between joists.

50 mm Foil faced PIR slab insulation and joint sealing tape, for top of joists.

22 mm P5 Moisture resistant tongued and grooved chipboard flooring and joint glue.

External Walls

Thermohaus ‘KWall’ (U-value 0.12 W/m2K);  Optional ‘KWall+’ (U-value 0.09 W/m2K)

45 x 145 mm Wall plates, 150 mm plastic damp proof course and M8 x 100 mm anchor fixings.

Prefabricated external wall panels comprising 45 x 145 mm framing at 600 mm centres, clad externally with 9 mm OSB sheathing and low-emissivity insulating breather membrane. Openings for windows and doors formed in panels as required with cripple studs and lintels as specified by structural engineer.

45 x 45 mm Fixing battens, in random lengths, for either timber or cement board and render cladding (if applicable).

45 x 145 mm Head binders.

Stainless steel holding down straps.

25 mm Acoustic mineral wool insulation quilt, factory fitted within walls, to outside.

120 mm Foil faced PIR slab insulation, factory fitted within walls, to inside.

50 mm Foil faced PIR slab insulation and sealing tape, for lining inside of walls (thermal break).

45 x 45 mm Battens to form services cavity to inside of walls, in random lengths.

15 mm Plain plasterboard and screw fixings.

15 x 94 mm White primed MDF square skirtings and high strength grab adhesive (no nails).

Optional ‘KWall+’ includes a further layer of 50 mm foil faced PIR slab insulation and sealing tape for the external face of the wall.

Optional Cladding

‘Russwood ScotLarch’ horizontal shiplap weatherboarding, stainless steel nails and insect screens – supplied loose, in random lengths, for cutting, fitting and finishing on site by others.

12 mm ‘Multi-Rend’ board, bi-metal drywall screws and insect screens – supplied loose, for cutting, fitting and finishing with a flexible render (K-Rend) on site by others.

First Floor

122 x 253 mm Open metal web Posi-joists @ 600 mm centres (clear span) and proprietary fixing clips, together with 44 x 253 mm perimeter beams and blocking pieces, cut to length.

22 mm P5 Moisture resistant tongued and grooved chipboard flooring and joint glue.

100 mm Mineral wool insulation quilt for sound deadening, between joists.

38 x 50 mm Ceiling support battens, in random lengths.

30 mm (2 x 15 mm) Plain plasterboard and screw fixings, for ceiling.

Duo-Pitched Roof - Flat Ceiling

(U-value 0.09 W/m2K)

Prefabricated, 45-degree fink trusses @ 600 mm centres (clear span) and propriety fixing clips.

25 x 100 mm Longitudinal and diagonal wind bracing, as appropriate to roof construction.

20 mm Anthracite grey PVC barge boards to gables (depth to suit roof details).

20 mm Anthracite grey PVC fascia boards to eaves (depth to suit roof details).

10 mm Anthracite grey PVC soffit board to eaves and gables.

Cross-flow roof ventilation system, to suit roof construction.

9 mm OSB roof boarding and roof membrane (for concrete tile roofing).

12 x 38 mm Roof tile counter battens.

25 x 50 mm Roof tile fixing battens.

400 mm (200 mm between trusses and 200 mm across trusses) mineral wool insulation quilt.

15 mm Plain plasterboard and screw fixings.

Pre-assembled insulated roof space ceiling hatch.

Duo-Pitched Roof - Vaulted Ceiling

Flat Ceiling (U-value 0.10 W/m2K) / Sloping Ceiling (U-value 0.11 W/m2K)

Prefabricated, 45-degree raised tie truss @ 600 mm centres (clear span) and propriety fixing clips.

25 x 100 mm Longitudinal and diagonal wind bracing, as appropriate to roof construction.

20 mm Anthracite grey PVC barge boards to gables (depth to suit roof details).

20 mm Anthracite grey PVC fascia boards to eaves (depth to suit roof details).

10 mm Anthracite grey PVC soffit board to eaves and gables.

Cross-flow roof ventilation system, to suit roof construction.

9 mm OSB roof boarding and roof membrane (for concrete tile roofing).

10 mm Anthracite grey PVC tongued, grooved and v-jointed soffit boarding to overhang.

18 mm WBP Plywood and tilting fillets to adjacent roof(s) and / or wall(s).

25 mm Acoustic mineral wool insulation quilt.

120 mm Foil faced PIR slab insulation, for between joists.

45 x 45 mm Battens to form services cavity to ceilings, in random lengths.

Windows & External Doors

(U-value 1.40 W/m2K – more efficient glazing options available)

Anthracite grey (outside) / white (inside) uPVC high performance double glazed (Low-E glass and Argon gas filled with toughened safety glass if within 800 mm of floor) fixed or tilt and turn (escape) windows with locking handles.

Anthracite grey (outside) / white (inside) ‘Palladio – Rome’ front entrance door set, with sidelights, comprising 65 mm fibreglass reinforced monocoque composite, vertical lined, double glazed (TG1 36 pattern toughened Low-E safety glass and Argon gas filled) door, hung in matching fully weather-stripped uPVC frame with multi-point locking system and letter box in stain silver finish.

Anthracite grey (outside) / white (inside) uPVC secondary entrance door set(s) comprising single panel, double glazed (toughened Low-E safety glass and Argon gas filled) door, hung in matching fully weather-stripped frame with multi-point locking system.

Anthracite grey (outside) / white (inside) uPVC tilt and slide, double glazed (toughened Low-E safety glass and Argon gas filled) patio door set(s) (if applicable).

25 mm PIR foil faced insulation board and sealing tape to reveals.

15 mm Plain plasterboard to reveals.

25 mm Oak veneered MDF bull-nosed projecting cill board and 15 x 58 mm oak apron for windows and high strength grab adhesive (no nails).

Roof Windows

‘Velux’ GGL 2070 size ref. CK04 (55 x 98 cm) / MK04 (78 x 98 cm) white polyurethane, centre pivot, double glazed roof window, installation kit and flashing set.

‘Velux’ VFA/B 2070 size ref. MK35 (78 x 95 mm) white painted, tilt and turn (escape), double glazed, vertical element, installation kit and flashing set (if applicable).

Internal Partitions

Prefabricated partition panels comprising 45 x 95 mm framing at 600 mm centres.

100 mm Mineral wool insulation quilt for sound deadening.

15 mm Plain plasterboard, generally.

15 mm Moisture resistant plasterboard for shower areas.

15 x 94 mm White primed MDF square skirtings and high strength grab adhesive (no nails).

Internal Doors

Internal door sets comprising ‘Howden – Dordogne’ oak veneered solid door hung in pine frame with white primed MDF full depth stop, together with fitted latch / lock and satin silver finished lever handles, supplied loose, generally. Door to Garage (if applicable) to be ½ hour fire-resistant and self-closing.

Sliding, safety backed, mirrored doors with satin silver finished framing and tracking, pine frame (supplied in kit form for site assembly, by others), together with full width shelf, supports and hanging rail for wardrobes.

15 x 58 mm White primed MDF square architraves and high strength grab adhesive (no nails).

Staircase

Prefabricated spine wall comprising 45 x 70 mm framing at 600 mm centres.

15 mm Plain plasterboard and screw fixings for spine wall.

Staircase comprising flights of pine stringers, MDF treads and plywood risers.

Proprietary oak handrails with wall brackets.

Balustrade to top of stairs comprising toughened glass panel with satin silver finished fixing clips.

20 mm Oak spine wall capping plate and high strength grab adhesive (no nails).

The staircase is a dog-leg design with half landing at the turn and 14 steps. This is one more step than a normal staircase and provides an easy going climb. The dog-leg design splits the flight into two and eliminates any tapered steps making it much safer than other stair designs. There is also ample space for a stair lift, should this be required.
